Inventory Compilation

One of our fully trained clerks will visit your property to carry out the initial inventory compilation. Working room by room, the clerk will carefully detail each item of décor, fixtures/fittings and contents (if applicable) onto digital dictaphone.

The clerk will state any scuffs, chips or other marks and stains and whilst descriptions may at first seem uncomplimentary, it is important that such marks are fully noted so as to eliminate any areas of potential contention between tenant and landlord at the end of the tenancy.

The clerk will also take a series of photographs to accompany the inventory document, concentrating most importantly on any areas of existing damage, along with some general shots to show positions of furniture.

Timing varies depending on the type of property and level of furnishing, but typically, a two-bedroomed, moderately furnished flat will take around an hour to compile. Larger, more heavily furnished properties take upwards of an hour and a half.

After the compilation has been fully recorded, the digital file is passed to our in-house typing team. Typical turnaround time is between 2-3 days.

After typing, the document is printed and bound and carefully packaged for posting. We generally issue three full paper copies: one for the landlord, one for the tenant and the third for the managing agent to be retained for the check-out procedure. However, ever mindful of paper waste, we will always ask you the minimum number of copies you require.
